THIS INCLUDES MARKETING, SHOWINGS, TENANT SCREENING, LEASE PREPARATION, AND MOVE-IN COORDINATION.
OUR GOAL IS TO PLACE QUALIFIED TENANTS, REDUCE VACANCY TIME, AND SET THE PROPERTY UP FOR A STRONG TENANCY FROM DAY ONE.
LEASING SERVICES ARE SEPARATE FROM ONGOING MANAGEMENT AND ARE DISCLOSED UPFRONT.

THIS INCLUDES LEASING STRATEGY, COLLECTIONS, MAINTENANCE AND VENDOR MANAGEMENT, TURNOVERS, AND CONSISTENT OWNER REPORTING.
OUR APPROACH IS DESIGNED TO STABILIZE OPERATIONS, IMPROVE PERFORMANCE, AND SCALE WITH YOUR PORTFOLIO.

WE DO NOT MARK UP MAINTENANCE.
OWNERS ARE REQUIRED TO MAINTAIN A $500 MAINTENANCE RESERVE ON FILE.

MAINTENANCE REQUESTS ARE COORDINATED THROUGH APPROVED, LICENSED VENDORS.
WE OVERSEE COMMUNICATION, SCHEDULING, AND COMPLETION TO ENSURE WORK IS DONE PROPERLY AND COSTS ARE REASONABLE.
EMERGENCY REPAIRS MAY BE COMPLETED WITHOUT PRIOR APPROVAL TO PROTECT THE ASSET
EMERGENCY REPAIRS NECESSARY TO PREVENT PROPERTY DAMAGE OR ENSURE HABITABILITY MAY BE COMPLETED WITHOUT PRIOR APPROVAL UP TO $500.
OWNERS ARE NOTIFIED AS SOON AS REASONABLY POSSIBLE.

We’ve seen what happens when properties are leased and left unattended, when maintenance is reactive instead of planned, and when owners don’t have visibility into what’s happening on-site.
That’s why our management focuses on inspections reporting, and staying involved long after a tenant moves in.
We work with owners across the Midwest and the South who want accountability, clear communication, and a manager who treats their property like a real investment, because it is.
